Monthliv Successfully Hosts the 23rd Business Seminar, Expanding Follow-up Discussions on Site Development and Joint Investment Opportunities

Monthliv held its 23rd Business Seminar on May 26 at KT&G Sangsang Planet in Seongsu for prospective entrepreneurs considering accommodation businesses such as premium gosiwon and hotel stay models.

Rather than simply introducing a business item, the seminar was designed as an opportunity for participants to realistically assess their business potential based on their available capital, existing assets, areas of interest, and preferred operating models. Applications came through various channels, including Instagram, Naver Search, YouTube content, and personal referrals. The seminar brought together participants with diverse backgrounds and goals, ranging from first-time prospective gosiwon entrepreneurs to those with previous accommodation business experience, including Airbnb, as well as prospective entrepreneurs interested in joint investment opportunities.

During the seminar, Monthliv shared key factors that should be reviewed before starting a business, based on its hands-on experience in developing and operating premium gosiwon and hotel stay properties. Topics included location selection criteria, room configuration, licensing and permit reviews, initial investment costs, average deposits, interior construction costs, operating expenses, and expected returns.

In particular, participants in this session asked more detailed and practical questions. Discussions covered topics such as average deposit levels, the maximum number of rooms that can be configured, appropriate interior cost ranges, VAT and tax-related matters, and the advantages and disadvantages compared to pensions or other existing accommodation business models. There were also follow-up inquiries from participants who wanted to assess the feasibility of operating a gosiwon or hotel stay business based on their own buildings or preferred locations.

After the seminar, interest in follow-up consultations and development site reviews also remained strong. Individual consultation requests continued regarding prospective development sites such as Sillim and Cheonho, allowing the seminar to expand into more practical discussions on actual business opportunities.

Based on its experience in developing and operating hotel stay and gosiwon properties, Monthliv has accumulated expertise across the overall operation of accommodation and residential spaces, including space development, sales channel management, reservation and move-in management, vacancy response, and revenue structure planning. Through its business seminars, Monthliv aims to help prospective entrepreneurs make decisions based on realistic standards rather than vague expectations, using data from properties currently in operation.
